Teamonomics – How Rainmakers Can (and must) Keep An Eye on Their Bottom Line

The bottom line is: To stay in the real estate industry today, you have to operate like a business. And to do that, you must know your finances.

A new breed of REALTOR® is entering the industry – one who knows business. And in some markets, the new REALTOR is slowly siphoning off business from those REALTORS who are like the frog in a pot of water that doesn’t know it’s getting hotter and hotter – until it’s too late.

You might not think watching finances is fun, but if you don’t watch them, you’ll find updating your resume isn’t exactly a party.

But here’s a promise: once you get the right system in place, staying on top of your finances is easy.

Let’s start with a quick audit. Do you know:

How much all your vendors are owed?
The team’s monthly fixed expenses?
The rate of interest being paid on debts?
Where spending can be cut?

A ‘no’ for any of these could spell trouble. Use these tips to help your team withstand the competitive winds blowing across today’s real estate landscape.

Be a true team with finances. Teams are a wonderful invention. When they’re clicking on all cylinders, they can accomplish great feats. But if teams aren’t careful with their finances, well, they can actually lose money. Use caution when delegating finances.

One example is when multiple team members have the ability to make purchases. Let me be very clear: only one person on the team should have signing authority, period. I see all too often a team where two, three even more team members have signing authority and inevitably overspending, debt and insolvency result. And worse, embezzlement. Last year I worked with a REALTOR whose team member embezzled $300,000 in one year – just because of lax rules on spending authority.

However, you can (and should) use more than one team member to check over your bills and profit and loss statements – two or even three sets of eyes can catch more than just one.

Create a budget. Sounds basic but many REALTORS don’t have one, and that makes it mighty tough to operate like a business.

When you prepare a budget, consider the difference between strategic vs. non-strategic costs. Knowing the distinction can help you boost your return on investment because you’ll know which expenditures create revenues and what impact cutting expenses will have on your team and clients.

And, are you zero-base budgeting? This shows you why your money is helping the organization reach its goals. You need to justify all your expenditures each year instead of explaining the need for money that’s in excess of the previous year.

Get software. I once had a client who was making a half million dollars a year and he was using – get this – a check register to handle his finances. That’s it. A check register. Technology has embedded itself into business for a good reason: it’s efficient. And in business, efficiency is a must.

Specifically I like – and recommend – Quickbooks Pro. It easy to use and it pays bills, prints checks, tracks expenses, manages payroll, creates invoices and even tracks your time. The screens are user-friendly and you can get what you need in just a couple of clicks. The small business version runs for less than $200.

Develop a chart of accounts. What’s a chart of accounts you ask? It is a list of all account names and numbers used in a company’s general ledger. This is a complete listing of all budgetary line items that relate specifically to real estate and your business. In fact, I have a sample that has many of those exact items that you can copy from my Web site.

The chart when set up properly allows you to see where your money is coming from and where it’s going, so you can keep track of your finances and make effective financial decisions.

One good way to design a chart is to first consider the kinds of reports you’ll need to help you manage financial decisions. Then decide which categories to include in those reports. For example, your chart of accounts should correlate to the categories in your budget so you can easily prepare reports comparing budgeted with actual income and expenses.

Check your profit and loss statement at least once a month. The profit and loss (P&L) statement will show you how your services are affecting the business and how much money you’re really making because of those services.

You have to make a profit to survive and closely scrutinizing the P&L helps you determine the cash you have to pay debt, finance additional debt (to expand) or to reinvest in the company.

Most top producers I know examine their P&L at least once a month. And I recommend this to all my clients. In fact, we do this for our clients.

Trim expenses. When I begin working with clients and ask them about trimming expenses they often tell me there’s no more to cut. But in the first 12 months of working with them, we are able to cut expenses by an average of 23 percent (not to mention increasing income an average of 47 percent).

A good example is a REALTOR I’m currently working with who was paying $750 a month for credit reports. I asked her why and she said (mistakenly) that it was her job. Not true. That’s the lender’s job – and expense. So multiply $750 times 12 months and you get $9000.

There’s always room to trim. Take a close look at your expenses every month, and then pull out your scissors and make that chopping sound on what doesn’t make sense. And don’t hesitate to ask for discounts. There’s always a 50 percent chance you’ll get them.

Nokia N95: the Wait is Worth It!

Nokia N95 is one of the most anticipated phones in 2007. Initially, plans were in place to launch it in the first quarter of 2007, now the little birdie says that it will only be released in Q2 2007. The fans have refused to get disappointed as the number of features N95 sports, any delay is accepted with equanimity. Take a sneak peek – you will be able to connect to mobile Broadband using WLAN or HSDPA (3.5G) with up to 10 times faster downloading than 3G, or integrated GPS and software containing maps for more than 100 countries!!

Lessons Learned From Second Life

Virtual worlds give participants an opportunity to be whoever they want, wish or hope to be. With a custom designed “avatar,” you can look, behave and speak any way you want. It’s your “second life,” after all.

Brands, however, don’t have that luxury. They bring established reputations and perceptions into a realm where everything is new and anything goes.

The “Wild West” nature of virtual worlds frightens brand managers schooled in carefully crafted and controlled messages, and Second Life indeed chased many away.

But with technology — and especially social media — becoming more and more pervasive in consumers’ lives, virtual worlds will get a second chance. Here’s how to capitalize on it.

Second Life and other virtual worlds have enormous branding opportunities. In terms of social media, virtual worlds really are communities in the most literal sense, and it is the level of interaction and engagement that creates such a strong platform for branding. Some brands (like Vodaphone) have found ways to develop interactive spaces in world that intrigue and engage prospective customers. For these brands, virtual world marketing is much like participating in a sponsorship: the presence is valuable if there’s a good fit between the space, the target market and the brand — and if the brand can find a way to add value for those visiting the space.

For some brands, though, virtual worlds are not the most friendly of communities. They may find that other forms of social media marketing are better suited — or at least simpler to manage (particularly if the virtual world in question is Second Life)!  Here are a few factors that can help you understand “why” . . .  or “why not.”

Ease of Use
Second Life is complex and user-unfriendly. Time magazine called it a case of Fortune 500 companies trying too hard to be hip. A recent report from Forrester suggests that marketing in virtual worlds is still too complex for broad adoption as a business strategy, but that this is likely to change in the next five years. Complexity is an issue, not only from the marketer’s perspective, but also from the consumer perspective. It is one of the primary characteristics that can slow the rate of adoption for innovators. Some virtual worlds are easier to learn than others; Second Life is likely the most difficult to learn.

Software Requirements
Second Life, and some other virtual worlds, requires users to install its software. Software installation could be a deterrent to growth beyond the innovators and early adopters already a part of the virtual world phenomenon.

Number of Active Members
Second Life, for example, does not have the reach that other online advertising venues garner. Despite the claim of millions of residents (with continual growth), under a million are active and engaged.

Opportunities for Negative Response
Residents of Second Life are known to dislike and distrust big brand promotion. “Griefing,” vandalizing and harassing in world, is a common problem for brands. Linden Labs takes a hands-off approach to managing griefer attacks, relying instead on resident governance. How bad can griefing be? A helicopter crashed into a Nissan building, starting a fire that left a couple of dead bodies, and American Apparel customers were attacked by members of the Second Life Liberation Army armed with virtual guns. 

Accuracy of Results Reporting
Second Life offers publicity and the value of free media impressions as social and other media cover new developments. However, no distinction is made between positive coverage and negative coverage.  When the media attention is negative, such as reporting attacks on customers, the publicity does not build brand equity.

User Security
Aside from the security from griefers, Second Life has struggled to provide security to the real life people behind the avatars. In 2006, hackers obtained credit card information for some residents.

User Capacity
Second Life’s infrastructure limits the capacity at some events. Your brand might do a phenomenal job of planning and executing a relevant brand experience with an outpouring of enthusiasm, only to find the system crashes when more than 70 avatars are present at a time.

Number of User Interactions
Of course, capacity concerns are only an issue if things go well. Spend some time walking or flying around Second Life. It is filled with exquisitely detailed representations of real and fantasy locations. Yet seeing other avatars is rare unless one is spending time earning free Linden $ (the currency of Second Life) at Money Island.

Tie-In to Real World Sales
Some brands have sold digital versions of their products. Toyota, Reebok, Adidas, and Dell are all examples. No brand has yet announced success at using the in world branding site as a direct response tool for real world sales. Bob Tedeschi, in his article entitled “Awaiting Real Sales from Virtual Shoppers,” explains that brands experience little measurable influence on real world sales that can be tracked to virtual branding efforts.

Number of Media Outlets
There are still a limited number of Second Life media outlets and advertising opportunities (beyond supporting retail space, experiential facilities, and events). NPR and Reuters are there, along with the AvaStar newspaper, but for brands accustomed to buying ad space in hundreds of television networks, consumer and trade magazines, and national, regional, and local newspapers, this is not a rich media landscape. Ad inventory will develop over time. A “MetaAdverse” network has been established to provide in-world billboard advertising.

Scalable Branding Initiatives
It is difficult to gain economies of scale in branding initiatives. One cannot lower the average costs of products by making mass amounts of products, and there are no huge media buys to lower the costs of advertising.

Design Costs
There are expenses to brand building in Second Life. Linden Labs sells land and then requires ongoing maintenance fees. Those are minimal compared to the design expenses brands encounter. Alex Veiga points out that brand building requires artists, designers, writers, and marketers to develop all aspects of the brand’s identity in Second Life. Scion City, a Toyota initiative, took about 10 weeks and probably cost in the range of $100,000. Importantly, brands that enter Second Life must be committed to operating there. It does no good (and in fact could harm a brand) to have a presence there that is not manned, managed, and leveraged towards accomplishing the brand’s objectives.

In open worlds, economies are free markets. Brands are welcome to compete and the spoils go to the brands with the best strategy, the best targeting and the best engagement propositions for their target audiences (mindful, of course, to ensure the strategy is suitable for the virtual culture in question). The brands with the wherewithal to strategically plan a social media marketing campaign will also know to commit to the campaign and to provide ample time for the strategy to work prior to making judgments of success or failure and redirecting resources to other marketing executions.

In other words, they’ll understand and capitalize on why . . . or why not.

Desktop Customization – Tidying your Computers Desktop

There are heaps of beautiful wallpaper designs available on the web, many of them are the work of some very clever and imaginative digital artists.

But when it comes to photo wallpaper, even though the choice is still huge, the vast majority of images cover your desktop with a beautiful image, only for you to then go and clutter up the image with all your desktop icons.

If, like me you frequently drop useful shortcuts on the desktop whilst you are surfing, or you like to organise your work space with all your favourite and most often used program icons easily to hand, you are likely to end up with the effect of that stunning landscape photo completely destroyed with a messy colection of shortcuts which you can’t see very well because they are lost against the backgrond image. Sounds familiar?

Well, I’m going to show you how you can overcome this problem by making your own customized desktop wallpaper, that will give you both a pretty image to grace your computer, as well as areas where you can neatly keep your icons together, easily visible and identifiable. (To help you understand what we are aiming for, take a look at these examples)

First of all you will need two things: your favourite (digital or scanned) photo, and some sort of photo editing software.

Start your photo editing program and locate and open your chosen photograph file. What size (in pixels) is the image? Look at the file info, or the status bar, or image heading, of your editing program to find this. For the purpose of this excercise we’ll assume that your PC desktop is set at a resolution (screen size) of 1024 x 768, which is probably the most common choice at the moment. (To change the size of your desktop/screen resolution: right click on your desktop – choose properties – then the “settings” tab, which will present you with the available size choices for your monitor).

So, with a screen size of 1024 x 768 pixels, alter the dimensions of your image to exactly match these dimensions.
Warning: don’t change both height and width, or you may end up with a distorted image unless the original size is proportionate to 1024 x 768. What you should do is to alter the image width, OR, the height, until you have an image which is the same on one edge, and either the same, or larger on the other edge. Then using the crop tool in your image editor, carefully select enough of the image to match exactly 1024 x 768 pixels.

OK. So now you have your basic background image. Here’s the important part: Look at your chosen image and decide which area, or areas, ar e the least important visually. It may be that the bottom of the image doesn’t contain any important detail, or vital part of the scene. Or maybe a part of one side, or the other could be sacrificed without spoiling the overall impact?

Keep in mind that you’re not going to completely lose this part of the image – just “ghost” it. What this entails is lowering the image contrast, while raising the brightness, a little at a time until you have a ghosted image in which you can still see the picture but more “dimly” than before. These “ghosted” panels are where you are going to place your icons, so that they stand out much better than before. With careful choice of image and where you place the “ghosted” panels, you can create a very attractive and functional desktop wallpaper.

Back to the actual process: use the selection tool to create a panel, or indeed more than one, at the part(s) of the image you have chosen to “ghost”. Now, for each panel at a time, use the contrast and brightness tools, as described above, to alter just the selected area(s). When you are satisfied with the degree of ghosting, you can further enhance your design by adding an outline to the panel, and/or a drop shadow.

When you are happy with the overall design. Save the image as a JPEG file with a bit of compression but not too much if you want to keep the quality reasonably high (a quality setting of about 85%, or level 10 in Photoshop, will do).

Now you are ready to add this wallpaper to your PC’s library of wallpapers: to do this right click on your desktop -> choose properties -> then the “Desktop” tab -> then click “Browse” and locate the file you just saved, and finally click OK. Your editing software may have a command for setting the image as your wallpaper more quickly, but keep in mind you might have trouble finding it again if you subsequently change to a different wallpaper.

With your new design loaded on your desktop, you now have to arrange your icons within the panel(s) you made. To make this easier, what I do is to right-click the desktop and then -> “arrange icons by”-> “align to grid” first, then drag and drop the icons to approximately where you want them, leaving “align to grid” to tidy up your rows and columns, then, if your collection of icons doesn’t quite align with the panel(s), deselect “align to grid”, use the mouse pointer to select a box all around the icons you want to move, then drag the whole tidy pile to where you want them to sit.
(Tip: when de-selecting “align to grid” be careful NOT to accidentally select the next item above: “auto align” or all
your carefull arrangements will be undone!)

Et voila! (that’s French!) There you are, your first TidyDesktop completed.

The Lenovo Thinkpad X60 Tablet – Who Says It’s not a Beauty?

It was passion at best view. I was sitting at my customary board at my customary chocolate browse a pair of weeks backwards when my friend pulled away his original infant. It was slick, it was tiny, it was distinct and I just stared. “It” was the just-released Lenovo Thinkpad X60 Tablet PC that he had picked upward that afternoon. He noticed me staring, and being the tasty, sharing character of guy that he is instantly offered to let me offer his original infant a swirl. Love at best view may be an understatement.

The Lenovo Thinkpad X60 Tablet is the latest upgrade to Lenovo’s X series. Just 1. 1 inches dense, it’s about the size of a spiral bounce notebook, but does then often much. And I’m not the simply one to believe then. The X60 Tablet has garnered some amazing reviews since it debuted in November. PC Magazine awarded it 4. 5 of 5 stars and calls it “the eventual pill experience. Independent reviewers at GottaBeMobile. com tell it “sets the measure for redeemable pill PCs. And Laptop Magazine claims, “…it just may be the better redeemable still. ” All I know is that it has just about everything I’d seek in a redeemable pill PC, and so some. Here’s a peek at some of the most-wanted features that the Lenovo X60 Tablet offers.

Small Footprint

At 10. 8” x 9. 6” x 1. 1-1. 3” (the extra. 2 inches comes into drama if you select the 8 cubicle battery instead of the 4 cubicle battery. It too adds a wee piece to the weight), the X60 Tablet is just about the size of a basic spiral notebook.

Multiple Screen Options

And following that ‘less details’ thinking, Lenovo has a warehousing bay for your digitizer and offers optional tethers to hold your pen connected and forbid losing it.

Long Long Battery Life

The Lenovo Thinkpad Tablet offers you a selection of batteries. Go with the 8 cubicle, which will offer you 8+ hours of battery procedure. Even the 4 cubicle battery out-performs most others though. And you have a choice of ability savers that will assist maintain battery accusation for the significant tasks.

Duo Processor

The large design in the X60 Thinkpad Tablet is the Intel Low Voltage Core Duo mainframe. This is what everyone has been waiting for, and they eventually did it. Basic Ideas For Great Landscaping Plans

Landscaping can be very flexible. You can keep it simple as a starter. Later, you can re-do the area, or do design another area differently as your knowledge increases. It’s easy to get started and there’s no shortage of things to try. Professional designers who have been doing the job for years are still learning and experimenting!

Start with the basics. Decide on the areas where you want shrubs, flowers, trees, walkways, and whatever else you think of. Don’t be frightened by the size of the task. Keep your first efforts simple and easy to do then work up to the harder things.

Once you have a good idea of what you want then make some sketches. It doesn’t matter if you can’t draw well. You just need some rough outlines like a few simple circles, triangles or rectangles so that you can lay out an approximate area. If you are ambitious then you might want to consider some Landscape Design Software.

Ask yourself what will look best into the areas you’ve sketched. You may have the idea of a rectangular garden near one wall of the house, for example. Take some rough measurements, and think about which plants should go where within the space. You might want to have taller flowers in back, with shorter ones in the middle, and ground cover in front and between. That makes everything easier to see when you’re standing in front of it.

If the area is rectangular don’t think you’re restricted to smaller rows or rectangles within. You could always put a birdbath in the center. That small circle might be the hub from which spokes radiate outward in a sun pattern. You could use bricks for the spokes and divide the rectangle into a series of triangles of different shapes and sizes.

You might want to have different types of plants in different triangles – cherry tomatoes in one area, foxgloves in another, thyme over here, chives over there, yarrow in front, tansy in the back.

This example has not only an arrangement that varies the space to make it visually interesting, but allows each plant to be seen from different angles. This means that whatever side you are at, the view is different.

If you vary the color arrangements it adds another level making an already interesting design even more so. A nice contrast to pink foxgloves for example is yellow tansy and chives, with their thin green stalks and lavender flowers gives some extra variety.

There is no limit to the number of designs you can have. You may have a kidney-shaped area that needs filling or maybe you’d like a short, white picket fence with some pleasant shrubs. Some people like to have a shade tree in the center of the yard, and some bright flowers poking up along the side of the house.

Just get creative and give your imagination free rein in the garden.
